The Shores is the lagoon-centered neighborhood within Desert Color, a master-planned community in southern St. George. Location and amenity access are separate questions. Compare actual frontage, views, walking routes, and the access rights attached to each property. Homes elsewhere in Desert Color can also have lagoon access.

Lagoonfront, lagoon-view, or a short walk away?

When a listing says “near the lagoon,” I would want to see exactly what that means. A view from an upstairs deck, a direct frontage location, and a home several streets away offer different experiences.

Compare the property's actual location and access before comparing its price.
Location What you may value What to inspect
Lagoonfront A setting directly along the lagoon and water-facing outdoor space. Actual frontage, boundaries, fencing, pedestrian routes, privacy, and permitted access points.
Lagoon-view Water views from particular rooms, patios, or decks. Which spaces have the view, how much is visible, and surrounding development. A view does not establish direct access.
Within walking distance Convenient trips to the lagoon while comparing a wider range of layouts. The route to an authorized entrance, crossings, distance, shade, and how you would carry equipment.

My approach: walk the route you would actually use, stand on the patio, and look out from the rooms where you would spend time. Those details are more useful than a listing's broad proximity description.

The lagoon, amenities, and access

Desert Color's official information describes a lagoon of roughly 2.5 acres, with more than a half-mile of white-sand shoreline and a maximum depth of approximately 8.5 feet. Official lagoon information .

The association requires access credentials and wristbands for amenity use. Owner, resident, and guest arrangements should be checked for the exact property. Some additional facilities are designated for particular residents. Current association access information .

Verify what comes with the address

  • Owner and resident access credentials.
  • Guest passes, limits, and any additional charges.
  • Which pools, spas, decks, and facilities are included.
  • How access works during an approved rental stay.

Check current operating details

The association currently lists lagoon hours as 10 a.m. to sunset and resort pool/spa hours as 10 a.m. to 10 p.m. Confirm seasonal changes, maintenance closures, and current rules before planning a visit.

Some lounge and restaurant features remain described as upcoming in official information. Check their status before treating them as available amenities.

Homes at The Shores: compare the layout and location

Your search may include condos, townhomes, detached homes, and larger custom properties. A layout designed for short visits can function differently from one you want to live in every day.

Look beyond the bedroom count

Compare shared walls, stairs, storage, garage access, outdoor space, and the association's maintenance responsibilities. Inspect how gathering areas and sleeping areas connect.

Detached and larger homes

Consider how much home you will use

Extra bedrooms, decks, private pools, and gathering spaces add flexibility, along with cleaning, upkeep, and replacement costs. Check parking and privacy as carefully as interior finishes.

What do homes near the lagoon cost?

Build the comparison around similar properties: condo versus condo, townhome versus townhome, and comparable detached homes. Then account for lagoon frontage or views, condition, furnishings, outdoor amenities, association costs, and verified rental permissions.

Ask for the current assessment statement and governing documents for the exact home. Identify any master and supplemental association charges, what each assessment covers, and which expenses remain the owner's responsibility.

Choose a home around your daily routine or the visits you actually plan to make. Compare kitchen function, storage, workspace, stairs, parking, and outdoor privacy. Confirm that the property's documents and any management agreement accommodate your intended use.

Personal use plus renting

Review owner-use dates, existing reservations, management obligations, guest access, and operating costs. Request the available rental history and understand the assumptions behind any projection.

St. George provides an approved short-term-rental property list and map through its business licensing resources . Review those alongside the property's HOA documents, occupancy and parking requirements, and insurance for your intended use.

Rental approval and rental performance are separate. Approval alone does not establish bookings or income. A property's size, expenses, condition, management, and availability all belong in the evaluation.

What to consider about everyday living near the lagoon

Privacy and activity

Look at nearby gathering spaces, walking routes, outdoor seating, and neighboring rental use. Visit at different times when possible to judge how the setting fits your expectations.

Parking and storage

Check assigned spaces, garage dimensions, guest parking rules, and storage for recreation equipment. A home's advertised sleeping capacity does not establish its parking allowance.

Outdoor comfort and upkeep

Inspect shade, patio orientation, landscaping, and surfaces you will maintain. Consider the time and expense of private pools, hot tubs, and multiple outdoor gathering areas.

Your everyday routes

Try the trips you expect to make for work, groceries, appointments, and recreation. Compare the home during an ordinary day as well as a vacation-style visit.

Schools: verify current assignments using the exact address with the Washington County School District . Charter enrollment has a separate process; proximity alone does not establish admission.
