What is living in Hurricane, Utah like?
Hurricane is a city in Washington County, east of St. George. Its historic center and established neighborhoods offer a different setting from the newer homes, golf communities, and recreation areas around Sand Hollow.
My starting point: decide whether you value an established neighborhood, newer construction, space for recreational equipment, or a specific amenity. Then compare the home, daily drive, ownership costs, and permitted uses within that area.
Which part of Hurricane should you consider?
Hurricane real estate includes established residential streets, golf settings, newer subdivisions, and resort properties. These are useful starting points for a search; individual streets and properties can differ substantially.

A neighborhood name is a starting point. It does not establish that every home has the same amenities, HOA costs, or rental rights.
Historic Hurricane: State Street and established neighborhoods
State Street is one of the best places to start understanding everyday Hurricane. It connects shopping, restaurants, services, and small businesses. Around State Street and Main Street, you can see the older town center and the city's farming-community roots.
The surrounding residential streets include older ramblers, historic homes, mature landscaping, and a mix of lot sizes. Some properties have detached garages, shops, or space that feels different from a newer subdivision.
Established surroundings
If trees, an existing streetscape, or a different lot layout matter to you, include older Hurricane in your search. Some homes offer non-HOA ownership options.
The condition behind the finishes
Compare roof condition, electrical systems, heating and cooling, plumbing, and past additions. A remodeled kitchen does not tell you when the home's major systems were replaced.
For a home near a busy road, visit at the times you would normally leave for work or return home. Check driveway access, outdoor noise, and where you would actually park.
Sand Hollow and Dixie Springs: garages, golf, and outdoor recreation
This is the side of Hurricane many buyers recognize first: newer home designs, larger garages, golf, and easy-to-picture weekends with a boat or side-by-side.
Sand Hollow State Park offers reservoir recreation, camping, and access to off-highway-vehicle riding on Sand Mountain. Check the park's current conditions, fees, and rules when planning a visit. Official Sand Hollow State Park information.
Dixie Springs is a residential subdivision near Sand Hollow. Sand Hollow State Park, the surrounding neighborhoods, and Sand Hollow Resort are separate places. Buying nearby does not automatically include park admission, golf privileges, or resort amenities.
Buying a home with an RV garage
A listing's “RV garage” description is only the beginning. Measure the door opening, interior height and depth, driveway slope, and turning space. Check where the trailer would sit and whether the property's rules allow your intended parking and storage.

Southern Shores: private lake living in Hurricane
Southern Shores is a separate option for buyers who want a custom home in a private water-oriented community. Immaculate Homes describes it as a surf-lake development with a cable wakeboarding park and waterfront homes. Its listed community location is on South Wake Street in Hurricane. Here, I would focus on the specific lot and how you would use the water. Compare shoreline position, views, any dock or boathouse rights, the custom-building process, and current amenity operations. Those details are central to the ownership experience.
Southern Shores and The Shores at Desert Color are different communities

What do homes in Hurricane, Utah cost?
Hurricane's housing mix makes a single price figure less useful than a comparison built around your needs. An older rambler, a newer home with an RV garage, a resort property, and a custom waterfront home are different purchases.
Price examples in the video reflect the market data reviewed for that recording. Use current listings and comparable closed sales when evaluating a home today.
Start with current Hurricane homes for sale, then compare relevant recent sales for the same property type, location, size, and condition. Active listings show asking prices; closed sales show what buyers actually paid.
Compare the home itself
- Usable living space and floor plan.
- Home age, condition, and repair needs.
- Lot size, garage space, and outdoor areas.
- Location, views, and surrounding land use.
Compare the cost of owning it
- HOA dues and any separate assessments.
- Property taxes and insurance quotes.
- Utilities, landscaping, and pool care.
- Repairs or upgrades you would need after closing.

Can you use a Hurricane home as a short-term rental?
Proximity to Sand Hollow or Zion does not establish rental permission. Check the exact property and the type of rental you intend to operate before making rental income part of a purchase decision.
Hurricane City's licensing guidance separates residential hosting, vacation rentals in single-family zones, and vacation rentals in designated resort areas. The city's posted infographic, dated December 2023, says new licenses in the single-family vacation-rental category stopped being issued on December 7, 2023, while existing licenses may be transferable. Confirm the current policy and any transfer with the city.
The city also states that vacation rentals in approved recreation resort areas still need a license, and that short-term rentals require annual fire inspections. Read Hurricane City's official rental and licensing guidance.
Before relying on rental potential
- Ask the city to confirm the parcel's zoning and applicable rental category.
- Confirm licensing eligibility and any existing license's transfer requirements.
- Review recorded restrictions and HOA rules separately from city approval.
- Check occupancy, parking, inspections, insurance, and management arrangements.
A listing description or an existing online rental advertisement is not a substitute for that confirmation.
Daily life in Hurricane: schools, growth, and practical tradeoffs
Your regular drive matters
Compare the route from the actual home to work, medical appointments, shopping, and the places you visit most. If much of your routine is in St. George, test that drive at your usual travel times.
Schools depend on the address
Hurricane is served by Washington County School District. Use the district's address-based maps to check assignments at each grade level, and contact the schools about programs that matter to you. Check official school boundaries.
Look at the land around the home
Vacant land does not guarantee a lasting view or an unchanged streetscape. Review nearby zoning, the general plan, and proposed projects through the city's official mapping resources.
Visit beyond the showing
Look at afternoon shade, outdoor space, road activity, construction, and parking. In an area with vacation rentals, visit on a weekend as well as a weekday to understand the surroundings.
Flood maps: check the individual property
On September 11, 2026, Hurricane City posted a notice about proposed FEMA flood-map changes affecting some areas. Review both the effective map and any preliminary changes for a property you are considering; preliminary maps are not the same as adopted maps.

My take: Hurricane is worth exploring if you want a choice between established neighborhoods and newer recreation-oriented areas. The right fit depends on the specific home, your daily routine, and how much you will use the features that drew you here.
