Most people moving to Southern Utah start by searching St. George homes, but Washington City is one of the areas they should not overlook. Updated June 2026. Home prices, school boundaries, builder inventory, and short-term rental rules can change. Always verify the exact property before making a decision.

Watch: Washington City Utah Near St. George

In this video, I explain where Washington City fits into the St. George area, how Old Town Washington compares to Washington Fields and Long Valley, what kinds of homes you will find, and what new development could mean for buyers.

Why Washington City Should Be on Your List

Washington City is located directly east of St. George. The two cities blend together so naturally that many people do not realize when they have crossed from one city into the other. But when you are buying a home, that difference matters.

Washington City has its own city government, parks, recreation, events, neighborhoods, development projects, and short-term rental rules. St. George is the larger regional hub with downtown, the hospital, airport, Utah Tech University, and more established retail and restaurant corridors.

The simple version: St. George is the larger regional center. Washington City gives you easy access to St. George while offering its own mix of historic neighborhoods, newer subdivisions, Washington Fields, Long Valley, and east-side growth.

Old Town Washington vs. Washington Fields vs. Long Valley

One of the biggest mistakes buyers make is treating Washington City like one uniform area. It is not. Old Town Washington, Washington Fields, and Long Valley can feel very different depending on the type of home, neighborhood layout, price point, and lifestyle you want.

Old Town Washington

Old Town Washington is centered closer to Telegraph Street, Main Street, and the historic core of the city.

  • Older homes and established streets
  • Mature trees and more history
  • Some adobe and pioneer-era buildings
  • A wider variety of lot sizes
  • Townhomes and more affordable options in certain pockets
  • Homes that may need updating or may have already been remodeled

Washington Fields

Washington Fields is one of the areas people often mean when they talk about the newer side of Washington City.

  • Newer homes and modern floor plans
  • Wider streets and newer subdivisions
  • Active construction and builder inventory
  • Luxury homes and larger layouts in certain areas
  • Access toward Southern Parkway and the airport corridor
  • Closer access toward Sand Hollow, Hurricane, and the Zion corridor

Long Valley

Long Valley is one of the major master-planned growth areas in Washington City and has become one of the most talked-about new construction areas in the east side of the St. George metro.

  • Master-planned community feel
  • Newer homes and builder inventory
  • Neighborhood parks and planned amenities
  • Popular with buyers comparing newer construction options
  • Good area to compare against Washington Fields, Desert Color, and other newer communities

Not Every Washington Address Feels the Same

A home in Old Town Washington, Washington Fields, Long Valley, Coral Canyon, or Sienna Hills can have a completely different feel even if the mailing city says Washington.

  • Compare the actual neighborhood, not just the city name
  • Look at lot size, age, HOA, layout, and access
  • Check drive times to St. George, Sand Hollow, Hurricane, and Zion
  • Verify schools, STR rules, and HOA restrictions by property

New Construction and Growth in Washington City

Washington City is still growing. That is one reason buyers are paying attention to the area. In and around Washington City, you will see new subdivisions, road improvements, commercial development, and continued expansion toward the southern and eastern side of the St. George metro area.

New WinCo in Washington City

Washington City approved a new WinCo grocery store at 175 West Buena Vista Boulevard. The planned grocery store is expected to be a major new retail anchor for the area, with additional future outparcels shown on the site plan.

The Paseo Near Washington City

The Paseo is technically located in St. George, but it is close enough to benefit many people living on the east side of the metro area, including Washington City and Washington Fields residents. It is planned as a mixed-use retail project with shopping, dining, and services.

Washington Fields Road Extension

Washington City has planned a southward extension of Washington Fields Road. This matters because it shows how the city is preparing for future growth, infrastructure, and access toward the airport corridor.

Builder Activity

New construction options can vary by neighborhood, builder, price point, lot size, and incentive package. Before visiting model homes, it helps to compare builder inventory against resale homes and other Southern Utah communities.

Washington City vs. St. George: Which Should You Choose?

Neither city is automatically better. They simply offer different advantages depending on your lifestyle, budget, commute, and the type of home you want.

Schools in Washington City

Washington City and St. George are both served by the Washington County School District. School boundaries depend on the exact property address, and boundaries can change as the area grows.

If schools are important to your move, verify the current school assignment for the specific home before writing an offer. Do not assume that every home in Washington Fields, Old Town Washington, Long Valley, or Washington City feeds into the same schools.

Short-Term Rentals in Washington City

Do not assume every Washington City home can be used as a short-term rental. Washington City has designated subdivisions where short-term rentals may be allowed, and each unit requires proper licensing and compliance.

If you are buying a home for nightly rental use, verify the city rules, zoning overlay, approved subdivision list, HOA documents, business license requirements, parking rules, occupancy rules, and property-specific restrictions during buyer due diligence.
