What Is It Really Like Living in Parowan?

In this video I break down the lifestyle, home prices, population, elevation, four-season weather, schools, Brian Head access, short-term rentals and the tradeoffs buyers should understand before moving to Parowan.

The Short Version

Is Parowan a Good Place to Live?

Parowan is a strong option for someone who genuinely wants small-town living.

You get four actual seasons, much cooler summers than St. George, mountain access, fewer large developments and the ability to reach both Brian Head and Cedar City fairly quickly.

The tradeoff is convenience. You won't have the volume of shopping, restaurants, entertainment or newer master-planned communities you'll find farther south.

Parowan may stand out if you want:

  • A slower pace
  • Cooler summer temperatures
  • Snow and four seasons
  • Brian Head access
  • Mountain recreation
  • More rural surroundings
  • A different housing price point than St. George
Lifestyle

Why People Consider Moving to Parowan

Parowan isn't trying to be another St. George. That's exactly why some buyers like it. The town has retained much of its established small-town feel even as some newer homes and neighborhoods have been added.

01

Real Small-Town Living

Parowan has no traffic lights, a traditional Main Street, mature trees, older and historic homes, newer homes mixed in, larger lots in certain areas and farmland around portions of town.

02

Four Actual Seasons

At roughly 6,000 feet, this is not St. George weather. Expect cooler summers, fall colors, freezing winter temperatures and snow.

03

Outdoor Recreation

Brian Head is right up the canyon, with Dixie National Forest, Cedar Breaks, Yankee Meadow, Parowan Gap, hiking, biking, skiing, fishing and camping all nearby.

04

Housing

Recent MLS sales show a different price point from many Washington County communities, although acreage, home size, age and property type can create wide variation in this smaller market.

Compare the Lifestyle

Parowan vs. St. George

These two communities offer completely different versions of Southern Utah. St. George gives you desert winters, significantly more shopping and restaurants, and much more large-scale new development.

Parowan gives you higher elevation, a much smaller population, four seasons, cooler summers and much quicker access to Brian Head.

August 2026 Market Snapshot

What Do Homes Cost in Parowan?

I pulled actual Iron County MLS/FlexMLS data rather than relying only on broad online estimates.

2,015

Median Sq. Ft.

The median closed property had 3 bedrooms.

$218

Median Sold $ / Sq. Ft.

Based on the closed listings in the MLS report.

MLS Metric Parowan
Active Listings 33
Pending Listings 4
Closed Listings 47
Median Sold Price $365,000
Median Bedrooms 3
Median Square Feet 2,015
Median Sold Price / Sq. Ft. $218
Median Sold / Final List Ratio 98.5%

In a market this size, I prefer looking at the median and at property-specific comparable sales rather than relying on one citywide average. An acreage property, custom home or unusually small property can move averages significantly.

Buyer Strategy

Can You Negotiate on a Home in Parowan?

The interesting part of this market is that both fast-moving homes and long-sitting homes exist at the same time.

43.14%
of listings in the report were in the 0–30 day market-time category
25.49%
were in the 121+ day category

A well-priced property that has been listed for only a few days may still require a strong offer.

A home that has been sitting for months is where I start digging deeper into prior price reductions, seller motivation, comparable sales, repairs and possible concessions.

Short-Term Rentals in Parowan

Parowan's short-term-rental rules changed in 2026. STRs can be allowed by permit in several zoning categories, but buyers should never assume a particular property automatically qualifies.

Requirements can include licensing, insurance, inspection, parking, occupancy, local-contact and operational rules.

The ordinance also established a citywide cap affecting certain short-term rentals.

I've spent several years owning and operating a short-term rental in nearby Brian Head, so this is one area where I recommend verifying the exact property before making an investment decision.
