Living in Santa Clara, Utah: Homes & Local Guide
Santa Clara sits on the west side of the greater St. George area, near Ivins. You can find mature trees and established streets around the historic part of town, then a very different mix of newer homes, townhomes, and commercial growth toward Pioneer Parkway.

What Are the Different Parts of Santa Clara Like?
Santa Clara has more variety than you might expect from a smaller city. The neighborhood around a house can matter just as much as the floor plan.
Established Santa Clara and the historic corridor
Around Santa Clara Drive and the historic part of town, you’ll see mature landscaping, older homes, and some larger lots. This is the setting I describe in my tour when I talk about Santa Clara’s traditional small-town feel.
If you like established trees or want more yard space, this is worth exploring. Compare the home’s condition, irrigation setup, parking, and renovation needs. For properties in the historic district, check the city’s historic design guidelines and planning resources before planning exterior changes.
Newer neighborhoods near Pioneer Parkway
Head toward Pioneer Parkway and you’ll find a different mix: new construction, townhomes, smaller-lot detached homes, and commercial development. A lot of this was not here when I lived in Santa Clara.
- Vera: Cole West markets this as an 80-home community with townhomes and detached homes. Published plans span approximately 1,635–2,175 square feet, with three or four bedrooms. The builder also describes The Shops at Vera as coming soon. See the builder’s community information for current plans and availability.
- Solace at Santa Clara: A city notice for a January 2025 hearing described an overall preliminary plan with 128 single-family lots and 56 townhomes. Those are planning figures, not a count of homes available today. Read the city’s project notice and confirm the current phase before choosing a lot.
My advice: look beyond the finished model home. Ask what is planned across the street, behind the lot, and along your route to shopping. New services can be convenient, while nearby construction and traffic patterns may continue to change.
Vacation-rental communities
Paradise Village at Zion, Ocotillo Springs, and Arcadia are the vacation-rental communities I discuss in my tour. They offer a different ownership experience from an established residential street. Compare guest activity, amenities, management obligations, and the exact property’s rental approval.
What Do Homes Cost in Santa Clara, Utah?
There is no single Santa Clara price point. The examples below show why: a four-bedroom townhome, a larger detached home, and a vacation-home property can have very different asking prices and monthly HOA dues.

Compare the total cost, not just the asking price
There is no citywide HOA fee. For each property, request the current dues, any additional assessments, and the actual maintenance and amenity coverage. A townhome, detached home, and resort property may have very different responsibilities.
Also compare completed landscaping, window coverings, fencing, garage space, and repairs. For new construction, review the full price and financing terms attached to any advertised incentive.
Parks, Recreation, and Everyday Life
The appeal is having an established town setting with access to the west side of St. George and nearby recreation. Your daily experience will still depend on your street, regular errands, and preferred routes.
- Archie H. Gubler Park: The city lists ball fields, a playground, basketball, sand volleyball, pavilions, and six pickleball courts.
- Canyon View Park: The city lists tennis and pickleball courts, a playground, open grass, and a trailhead.
- Snow Canyon State Park: A nearby destination for hiking, scenery, and a paved walking/biking trail. Check the park’s current conditions and entry information when planning a visit.
- Tuacahn: Nearby in Ivins, with stage productions and concerts.
- Swiss Days: Santa Clara’s annual celebration of its Swiss pioneer heritage, with a parade, entertainment, and community activities.

If you are moving from out of state, drive between a few homes, your likely grocery stop, and the places you expect to visit most. That gives you a more useful comparison than a general promise that everything is “just minutes away.”
What School District Is Santa Clara In?
Santa Clara is served by Washington County School District. Local schools include Santa Clara Elementary and Lava Ridge Intermediate. The correct school assignment depends on the property address and grade level.
The district provides separate elementary, intermediate, middle, and high school boundary maps with an address-search feature. Use the official school-boundary lookup and confirm enrollment details with the district before choosing a home around a particular school.
Can You Buy a Short-Term Rental in Santa Clara?
Some properties allow nightly rentals, but you cannot assume any Santa Clara home can be used as an Airbnb. Start with the specific property’s city approval and recorded restrictions.
Santa Clara’s published rules for short-term rentals in planned developments address designated rental units, licensed management, rental business licensing, and parking. The code also calls for recorded plats and CC&Rs to identify the approved rental use.
If you are considering Paradise Village, Ocotillo Springs, Arcadia, or another property marketed for nightly rentals, confirm its approval with the city and review the current HOA documents. Then compare management fees, owner-use rules, furnishings, utilities, cleaning, and maintenance. Rental approval alone does not establish expected income.

Benefits and Tradeoffs of Living in Santa Clara
What may appeal to you
- Established streets with mature landscaping in parts of town.
- A choice between older homes, newer detached homes, and townhomes.

- Local parks and community traditions such as Swiss Days.
What I would check before choosing a home
- Nearby development: Review planned uses around the specific lot, especially in growing areas.
- Daily travel: Test routes to work, schools, I-15, and your regular destinations.
- Condition and upkeep: Compare older-home repairs and landscape maintenance with the completion details of a newer home.
- Outdoor comfort: Visit at different times of day to assess shade, afternoon sun, and how you would use the yard.
- Property rules: Check HOA restrictions, parking, and rental permissions against your intended use.
My take: Santa Clara is worth a look if you like an established-town feel and want options beyond one style of neighborhood. I would narrow the search by the part of town, the house, and your daily routine.
Santa Clara vs. Ivins vs. St. George
In my tour, Ivins is the first city I recommend comparing with Santa Clara. Neither is automatically better. These are the differences I would use to start your shortlist:

- Start here for established streets around the historic corridor and newer housing toward Pioneer Parkway. Compare yard size, maintenance, and proximity to your regular errands.

Do not assume one citywide arrangement. Review the specific property’s association status, recorded restrictions, dues, and services. The listed HOA amounts in this guide apply only to the named examples.
Where is newer construction happening?
The area toward Pioneer Parkway is a useful place to start. Vera and Solace are two developments discussed in this guide. Check current phases, surrounding land uses, and builder delivery schedules for any home you consider.
Can I rent my home nightly?
Only if the specific property qualifies under city requirements and its governing documents allow the use. A listing’s rental description is a starting point; confirm approvals, licensing, and restrictions before buying for that purpose.
How do I choose between Santa Clara and Ivins?
