What is living in Ivins like?
Ivins is a separate city in Washington County, Utah, west of St. George and next to Santa Clara. Buyers often consider it for red rock scenery, Snow Canyon access, Kayenta’s desert architecture and arts, and Black Desert Resort. The main tradeoffs are the value you place on scenery versus house size, the drive to your regular destinations, and the differences between conventional neighborhoods and resort ownership.

Where is Ivins, Utah?
Ivins sits on the western side of the greater St. George area. Coming from central St. George, a common route takes you through Santa Clara. The landscape shifts toward red cliffs, open desert, and the black lava fields around Black Desert.
That setting is a major reason people choose Ivins. It also makes your daily route worth testing. Visit the grocery stores, medical offices, workplace, and other places you would use regularly from the specific home you are considering. A citywide drive-time estimate cannot tell you how that address will work for your routine.

Which part of Ivins should you consider?
A conventional home in central Ivins, a custom home in Kayenta, and a residence at Black Desert involve different buying decisions. These are useful areas to compare; the exact subdivision, city boundary, HOA, and permitted use still depend on the property.
Central Ivins
This is a useful starting point if you like the Ivins setting and want a more conventional residential neighborhood. The tour shows a mix of established single-family homes and newer construction.
Compare the home’s condition, lot, garage, street, and outdoor space. A house with an Ivins address does not automatically have the same view or privacy as a property near the cliffs.
Snow Canyon and Tuacahn area
The north and northeast side of Ivins brings Snow Canyon and Tuacahn into the home search. For buyers who spend time hiking or attending performances, location can carry substantial personal value.
Walk the property and compare the actual view, afternoon sun, nearby roads, and route to the park. Proximity on a map does not establish private trail access.
Kayenta and Northwest Ivins
Kayenta stands out for homes and landscaping designed around the desert setting. Its Art Village adds galleries, studios, theater, dining, classes, and events.

Black Desert Resort area
Black Desert adds a golf and resort option to the Ivins-area search. Compare residences, custom homesites, membership terms, and ongoing ownership costs separately.
The resort also markets homesites on the Santa Clara side. Confirm the city jurisdiction and exact ownership product rather than relying only on the Black Desert name.
What do homes cost in Ivins?
Ivins includes smaller homes, conventional single-family neighborhoods, custom view homes, and resort residences. Price comparisons make more sense when you separate those categories and account for condition, lot, location, and ownership costs.
Price context from the September 2026 video
In the tour, I discuss recent sales around $800,000 and describe a median property profile of roughly three bedrooms, two and a half bathrooms, and just under 2,400 square feet. I also discuss smaller options below $500,000 and higher-priced custom homes.
These are approximate figures discussed in the video published September 19, 2026. The underlying MLS sample and exact reporting dates are not reproduced here, so use them as recording context rather than a current citywide market report. Check current listings and recent comparable sales for your specific search.
One point from the tour matters at almost every budget: a higher price does not always buy a larger house. In some Ivins properties, you are also paying for the view, privacy, architecture, lot, or finishes.

Is there room to negotiate?
In the video, I discuss examples of sold prices coming in below original asking prices. That does not establish a discount for every property. I would compare recent similar sales, time on market, price changes, condition, and competing inventory before deciding how to structure an offer.
Black Desert Resort: golf and different ownership options
Black Desert’s Tom Weiskopf-designed championship course runs through the lava-rock landscape. The resort lists an 18-hole course, a Trackman-enabled driving range, practice facilities, and a 36-hole putting green.
You do not have to own property there to book golf. The resort publishes rates for both resort guests and non-resort guests. Availability depends on the calendar, including tournament and maintenance closures. Check the official golf page and current course schedule before planning a visit.
The ownership areas discussed in the tour
- Resort Center: residences near the resort’s dining and central amenities.
- The Terrace: an option oriented around the golf course and resort recreation.
- The Cove: an area marketed around a planned waterpark and aquatic amenities.
- Silver Reef: custom homesites. The resort describes a 72-site enclave and also advertises homesites on its Santa Clara side; that figure is not a count of lots currently available.
As reviewed September 22, 2026, the resort describes the waterpark as upcoming, with an early-2027 target. Construction schedules, availability, and membership terms can change. Schools, parks, and everyday life in Ivins
Snow Canyon and Tuacahn
Snow Canyon State Park offers desert scenery and routes for hiking, biking, and horseback riding. Check official trail information for permitted uses and current conditions.
Tuacahn Amphitheatre brings outdoor theater and concerts into the red rock setting. Visit at the times you would normally go so you can judge the route from a prospective home.
Kayenta Art Village and Fire Lake
The Kayenta Art Village adds arts, food, and events to the area. It is worth visiting even if your home search extends beyond Kayenta.
Fire Lake Park at Ivins Reservoir is another recreation stop to explore. Check the city’s current access, parking, and park rules before heading out.
Which schools serve Ivins?
Ivins is served by Washington County School District. The video mentions Red Mountain Elementary, Lava Ridge Intermediate, Snow Canyon Middle, and Snow Canyon High. Those names are starting points for research, not a guaranteed assignment for every address.
Use the district’s official school boundary maps to enter the property address and check each grade level. Confirm enrollment and transportation details directly with the district.
HOA rules and short-term rentals in Ivins
A second home in Ivins is not automatically a nightly rental. Ivins City Code section 16.12.123 generally prohibits paid residential stays of less than 30 days in residential zones, subject to the stated exceptions. Separate provisions govern approved short-term rental overlay districts.
Before buying for rental use, confirm the property’s city jurisdiction, zoning and approvals, licensing requirements, and recorded HOA or condominium restrictions. A nearby resort or an existing rental advertisement does not establish that another home qualifies.

Compare the complete ownership costs
There is no single HOA fee that describes all of Ivins. Obtain the current dues, budget, assessments, insurance responsibilities, and maintenance obligations for each property. In design-focused communities, review restrictions on exterior changes, landscaping, walls, lighting, and parking. For resort ownership, also review membership and management agreements.
The pros and cons of living in Ivins
Reasons to put Ivins on your shortlist
- Red rock scenery is a major part of what you want from a home.
- You expect to use Snow Canyon, Tuacahn, or Kayenta’s arts offerings.
- You like desert architecture and outdoor living.
- You want to explore Black Desert golf or resort ownership.
- You value the setting enough to compare it alongside square footage.
Tradeoffs to check in person
- The drive to work, major shopping, and medical appointments.
- How much house and garage your budget buys in the area you prefer.
- Construction and possible future development near the property.
- Shade, afternoon sun, landscaping, and outdoor comfort.
- HOA restrictions, ownership costs, and permitted rental use.
My take from the tour: Ivins deserves a close look when the landscape is part of your reason for moving. If your highest priority is a larger house or more garage space for a particular budget, compare individual options in Washington City and Hurricane too.
If a view is driving the purchase, check the land around it. The city’s zoning, land-use, and other official maps are a starting point for investigating nearby parcels and planned uses. An open lot today is not a promise of a permanent view.

Is all of Ivins like Kayenta?

Does $800,000 buy a large home in Ivins?
It depends on the property. The video uses an approximate recent-sales benchmark around that amount, but views, lot, architecture, condition, and location can account for a large part of the price. Use current comparable homes to judge size and value for your budget.
Can you golf at Black Desert without owning a home there?
Yes. Black Desert publishes tee-time rates for resort guests and non-resort guests. Reservations and access depend on availability and operating schedules, including tournament closures. Property ownership and membership benefits are separate considerations.
Can I use an Ivins home as an Airbnb or nightly rental?
Do not assume so. Ivins generally restricts short-term residential rentals, with exceptions and approved overlay districts. Verify the exact property’s city jurisdiction, zoning approval, licensing, and recorded restrictions before relying on rental use.
Do all Ivins homes have HOA fees?
The answer depends on the property and its recorded documents. Confirm whether there is an association, what the current assessments cover, and what restrictions apply. Resort residences and conventional homes can have very different ownership costs.
How do I check schools for an Ivins home?
Enter the address in Washington County School District’s boundary maps and confirm each grade level with the district. Do not rely only on a neighborhood name or a listing’s school information.
