The Ledges feels quieter and more secluded than many other parts of St. George. You will see golf carts, quiet streets, scenic views, and neighborhoods that do not feel as crowded as some busier parts of town.

My honest take: The Ledges is one of the strongest areas to consider if you want golf, scenery, a quieter northwest St. George location, and quick access to Snow Canyon.

The Ledges is located northwest of St. George. Depending on where you are in the community and traffic, you are roughly 10 to 15 minutes from parts of St. George, including shopping and services near Bluff Street.

One of the biggest location benefits is that there is an entrance to Snow Canyon just a few minutes down the road. That puts you close to some of the best hiking, biking, scenic overlooks, and red rock recreation in Southern Utah.

You may see smaller three-bedroom, two-bathroom homes around 1,700 square feet, two- to three-bedroom townhomes, new builds, golf course homes, and large custom homes that can be several thousand square feet. On the high end, some properties can approach nearly 10,000 square feet.

There are also new build options in areas like The Fairways at The Ledges, along with larger custom homes, golf course homes, gated areas, and more secluded pockets on the west side.

One example I mentioned in the video was a home just under $1 million, sitting on the golf course, only a few houses down from the clubhouse. That home was around 4,000 square feet with six bedrooms, three-and-a-half bathrooms, and a great garage setup. That does not represent every home in The Ledges, but it shows why golf course location and layout can really affect pricing.

East Side vs West Side of The Ledges

One thing buyers should understand is that The Ledges can feel different depending on which side you are looking at.

In the video, I talked about how there are basically two entry points: the east side and the west side. The east side may have more three-bedroom, two-bathroom options and some townhome-style options. The west side tends to feel more secluded, quieter, and more private, with some very nice gated communities and homes tucked closer to the rocks.

Both sides can give you access to the golf course, scenery, and trails, but the feel can be different. That is why it is important to drive the area and compare the specific section, not just search “The Ledges homes for sale” and assume everything is the same.
