When people are comparing different parts of Southern Utah, Little Valley often comes up alongside areas like Washington Fields, Desert Color, Bloomington Hills, Hidden Valley, Desert Hills, and newer parts of Washington City. My take: Little Valley is worth comparing if you want to stay within St. George and are prioritizing detached homes, residential streets, parks, sports facilities, garage space, or different lot-size options.

What Are Homes Like in Little Valley?

Little Valley has a mix of single-family homes, newer construction, larger homes, established neighborhoods, and properties with different lot sizes and layouts. Depending on the specific neighborhood, you may see homes with three-car garages, RV parking, larger kitchens, open floor plans, bonus rooms, pools, and larger yards.

Like most of Southern Utah, pricing can vary substantially depending on the age of the home, square footage, upgrades, lot, views, condition, garage space, and exact location. A home in Little Valley may offer very different features than a similarly priced property in Desert Color, Washington Fields, Ivins, or Sand Hollow.

Location is another consideration. Little Valley keeps buyers within St. George city limits while providing a different setting from Downtown, Green Valley, Entrada, The Ledges, Desert Color, and other parts of the city.
