This part of Ivins feels very different from a lot of St. George and Washington. It is quieter, more tucked into the red rock, less commercial, and in many areas the homes are more spread out with a lot of privacy, artistic design, and established landscaping.

In the video, I focused on the northwest part of Ivins near the red rock backdrop, Kayenta-area neighborhoods, Fire Lake, Snow Canyon, and Tuacahn. This is not the same feel as Desert Color, Little Valley, Long Valley, or Washington Fields. North Ivins feels more private, more artistic, and more connected to the red rock landscape.

This area tends to attract people who want peace and quiet, privacy, views, outdoor access, and a home that feels more like part of the desert setting instead of a dense subdivision.

My honest take: North Ivins is one of the best areas to consider if you want red rock views, quiet streets, Snow Canyon access, and a more peaceful luxury-desert lifestyle.

Location: Snow Canyon, Tuacahn, and Downtown St. George

North Ivins sits in the northwest part of the greater St. George area. From this part of Ivins, you are close to Snow Canyon State Park, Tuacahn Amphitheatre, Kayenta, Fire Lake, Santa Clara, and the red rock scenery that makes this area so unique.

In the video, I mentioned that parts of this area can be about 10 to 15 minutes from downtown St. George, about 5 minutes to Snow Canyon State Park, and about 10 minutes from Tuacahn, depending on the exact home and route.

The lifestyle in North Ivins is quieter than a lot of other Southern Utah areas. There is less commercial activity, fewer busy roads in many pockets, and less of the short-term-rental feel that you may see in more resort-driven communities.

The homes are often not packed as closely together as some newer subdivisions, and many neighborhoods feel peaceful, artistic, and intentionally designed around the desert setting. You will see established landscaping, desert architecture, red rock views, and walking paths throughout different areas.

This can be a great fit for people who want a primary home, snowbird home, second home, or luxury home with a more private and scenic feel.

North Ivins is not just one small subdivision. It includes several neighborhood pockets and areas near the Kayenta side of Ivins. In the video, I mentioned places like Shonto Point and Kayenta Lake near Fire Lake.

Shonto Point is one of the better-known neighborhood areas in this part of Ivins. It is associated with the Kayenta area, red mountain views, privacy, and homes that are designed to fit into the desert landscape.

Buyers should verify the exact neighborhood, HOA rules, architectural guidelines, rental rules, and school boundaries by address before writing an offer. In this part of Ivins, those details can matter a lot.

In the video, I mentioned that there may be a small number of lower-priced options, but they are not common. Most of the homes I was discussing in this northwest Ivins/Kayenta-style area were closer to the $1.1 million to $1.4 million range, with some pricing around the high-$400s per square foot at the time of the video.

Pricing changes with the market, and every property is different. In North Ivins, views, lot size, architecture, finishes, privacy, proximity to Snow Canyon, HOA rules, and the exact neighborhood can all have a major impact on value.

If your lifestyle is built around hiking, scenery, quiet mornings, red rock sunsets, and being close to nature, North Ivins is one of the best areas in Southern Utah to explore.
