My honest take
If you want a more practical newer community with outdoor access, I would start with Long Valley. If you want something more unique, resort-style, and lagoon-focused, I would start with Desert Color.
The right answer depends on the exact home, HOA, rental rules, and how you plan to use the property.
The easiest way to decide is to compare actual homes. A Long Valley townhome, a D.R. Horton single-family home, a Desert Color condo, and a lagoon-area property can all have very different prices, HOA fees, rental rules, and lifestyle tradeoffs.
Is Long Valley or Desert Color better for families?
Long Valley may feel more practical for everyday family living because of the trails, neighborhood feel, amenities, and newer homes. Desert Color can also work for families, especially if the lagoon and resort-style amenities are a priority.
